What's included in the rent?+

For small offices, all utilities — heat, A/C, and electric — are included, along with private onsite parking, general building lounge access, and a business address with mailbox. Leases are gross, so there's no NNN, no CAM reconciliation, no surprise line items. We keep it simple.

How long is a lease?+

Small offices have a 12-month minimum lease.

Do offices come furnished?+

Generally, they don't — most tenants make the room their own. We do keep a couple of pre-furnished units in inventory, and it's something we're open to doing more of if there's demand for it.

How does parking work?+

Tenants and their employees — up to the seat count of the leased office — receive parking permits for our private onsite lots. Spaces aren't assigned; it's first come, first served.

What if I outgrow my office?+

You move up, not out. Tenants regularly step from a single office to a larger one, or to a full team suite, without leaving the building or breaking stride.

Is anything available right now?+

Sometimes — but honestly, most offices here are spoken for before they're ever advertised. A tenant gives notice and we line up the next person from the list. Send an inquiry and you're on it.
